I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

We had a really good stay at Sofia’s Suites Guesthouse in Rome. The location is very convenient — only about a 7-minute walk from Roma Termini train station, which made travelling around the city very easy. For 3 people staying in one room, the price of around $200+ was quite reasonable compared to other accommodations in the area. The building itself is quite old, but the guesthouse has everything you need for a comfortable stay. There’s also a laundromat just a 1-minute walk downstairs, and for only €9 they will wash, dry, and fold your clothes, which was super convenient during our trip. One small thing to mention is that the hot water in the shower takes a while to heat up — around 5 minutes. But considering it’s an older building, it’s understandable. The owner was also very responsive and helpful. We could easily contact her through WhatsApp whenever we had any questions or issues during our stay. Overall, we enjoyed our stay at Sofia’s Suites Guesthouse and would recommend it for travellers looking for a reasonably priced and convenient place to stay in Rome.

Llegamos tarde y, aunque no había personal, el acceso fue cómodo gracias a un código, y el código de cuatro vías nos tranquilizó. El hotel está frente a la parada de autobús del aeropuerto, en la estación de Termini, lo cual nos resultó muy práctico, ya que teníamos que coger un autobús a la mañana siguiente. La zona alrededor del hotel es bastante ruidosa, pero la habitación era muy tranquila. Hay una cocina compartida para cocinar y un dispensador de agua. Las instalaciones del hotel son anticuadas. La colcha era solo una manta fina, y el aire acondicionado funcionaba, pero no era muy efectivo, por lo que pasamos frío toda la noche. En general, quedé satisfecho con la relación calidad-precio y la ubicación.

Superb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato. The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian). on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other. In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

I am very happy with the location I chose. It is incredibly convenient to get anywhere from here. The host is very professional and attentive, providing us with a wealth of information upon our arrival. They gave us two specific route maps starting from the hotel that allowed us to explore the area perfectly, along with restaurant recommendations and various tips to keep in mind. The area is extremely safe, so I felt very comfortable walking around even at night. There are plenty of excellent restaurants nearby to choose from, and with several supermarkets in the immediate vicinity, getting groceries is very easy. It is essentially a perfect neighbourhood. The building itself is particularly interesting. Built in 1920, it is exceptionally well-maintained. Even the elevator is the original one from that era. It is hard to believe such a piece of machinery has been preserved in such good condition. The host is incredibly friendly. They also arranged our airport transfers, which were excellent: the vehicles were large, high-quality, and very well-priced. It was only 120 euros airport round-trip, and they used spacious Mercedes-Benz cars. I feel very relaxed and at ease with the service provided.

Como dicen los comentarios, es más bien un mini hotel. Sin embargo, la habitación mostraba la amabilidad y consideración del propietario hacia los huéspedes, y la ubicación era perfecta para visitar el Vaticano (el recorrido por el Vaticano fue tan agotador que quería terminarlo y descansar rápidamente en el alojamiento, pero me alegré mucho de llegar tan rápido). ¡Todo en este lugar lo convierte en un lugar feliz donde quedarse! Me impresionó el gerente que intentó ayudarme lo más posible a pesar de que mi inglés no era bueno. Lamento haber dejado la habitación hecha un desastre después de salir del Vaticano tan temprano en la mañana 🥲

The location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay. We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice. The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing. We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply. Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

El hotel tiene LA UBICACIÓN PERFECTA. Está a poca distancia (10 minutos) de la estación de tren, pero lo suficientemente lejos como para estar en una zona segura, cerca de 2 basílicas increíbles. Como puedes ver en las fotos, tuve una vista maravillosa de la Basílica de Santa María la Mayor desde la habitación. El hotel es el antiguo granero restaurado de la Basílica de Santa Práxede. Es un edificio histórico, cada piso tiene los nombres de los cereales que aquí se almacenaban. El personal es muy amable, muy eficiente y en general encantador. La habitación estaba limpia, no demasiado espaciosa, especialmente el baño, pero estaba bien. Lamentablemente reservamos una habitación con desayuno, pero el hotel ya no ofrece este servicio (no es culpa del hotel, sino del proveedor de la reserva). Afortunadamente, hay un buen bar en la zona y el personal de recepción pudo indicarnos (vaya temprano ya que están bastante ocupados). En general, definitivamente lo recomendaría.
