We love the location! It is so close to the bay. We can easily walk to shops, restaurants, playgrounds, and the jetty. We definitely enjoyed the breakfast and will come back in spring.

I stayed at Toms Court Hotel in Adelaide for two nights and had a great experience. The room was clean, comfortable, and well set up, and the staff were friendly and welcoming. The location was perfect for getting around the city, and everything felt easy and convenient. Overall, a really enjoyable stay I’d happily come back again.

Location was A1. Bernie was also super helpful and friendly.
However, the room looks like it needs a refurbishing very soon and looks very tired and old. WiFi internet was practically useless
- nice interior design that puts it on the pedestal in the same league;
- squeaky clean and spick and span;
- very comfortable beds that you are mollycoddled, from the very first moment you hit the sack till getting up;
- quiet and reclusive, but easily accessible to the town;
- Flexible check out(upon request)
- Facilities just as described, almost brand new, wonderful
Good place for couples to stay the night. Unfortunately the kitchen was closed so was unable to have a meal. Staff were friendly and location was ideal.
One of my fave hotels. You know when you stay anywhere, you can see and feel where they might have cheaped out to save a few dollars on your stay, this is one of those places I couldn’t find evidence. Amenities were ample, even a free bottle of local wine. Fantastic. Room was good and clean and my partner compliments the body wash brand choice as 10/10.

Las dos cosas más importantes para mí en cualquier hotel son una cama cómoda y una buena ducha.
La cama era grande, pero la presión del agua en el duche era muy pobre.
Además, hubo otras cuestiones que no esperaría de un hotel de esta norma, que lleva los precios que hace.
El botón de potencia de la televisión no funcionó, ni los botones superiores en la remota.
Una vez que abri la televisión en el GPO y luego en la televisión real, no pude usar el reproductor de DVD conectado como los botones para cambiarlo en la remota no funcionaba.
El desayuno era muy pobre, basicamente cereales o huevos abrasados con algunas opciones como las tazas de fruta, el yogur y las galletas.
Me sirvió de estar cerca del centro de convenciones, pero dudo que me quedaría de nuevo.
SSHANLa ubicación es cerca de los viñedos de la bodega, el ambiente no es malo, el conjunto no es muy grande pero la distribución es muy buena. Hay ovejas, cabras y pollos y patos criados por el propietario en el Parque. El anfitrión y la tía son muy amables y muy agradables, el servicio es muy atento y el precio es muy alto

UUsuario invitadoNo car park attached to hotel, have to drive to car park yourself or pay $55 for a chauffeur to drive it. Room service menu was fancy stuff from the downstairs restaurant. Nothing simple. Not even room service breakfast available. On the note of the restaurant downstairs this is where the “buffet” breakfast was and I use that term loosely. Shocking variety. Even have to do our own coffees right in a tiny corner of the the room. One coffee at a time while the line gets bigger. We have to get a special order for eggs because the scrambled eggs are just mush. At least the toaster worked. And the space fits maybe 20 which is fine for a B&B but not for a 16 floor hotel. We had to have breakfast at 8 to avoid the crowds waiting at 9 and later. In the room itself (we had a suite), there were light switches EVERYWHERE. And they were all so confusing as you couldn’t see what they said. Then the one in the bathroom you had to walk in and close the door to access it. No fan ventilation for showers. Bath mats being so thin gets immediately soaked after one shower. No face washers. Bench was too low for a bathroom. Hand towels way too low. The size of the bathroom was nice though and the shower pressure was good. TV remote didn’t work properly, could not find all amenities like coffee, tea, fridge even etc. No nice hotel guide folder to help us out. The “desk” was the tv cabinet when there was plenty of space in the lounge area to have a desk. Then we had a balcony with no chairs or table to sit at (can easily have some out there and bolt them down for safety). The temperature stuff don’t even get me started. Uncomfy beds and flat pillows. I ended up sleeping on the lounger as it was more comfortable.
I don’t think I’ll be back anytime soon. Wasn’t horrible but wasn’t great. The staff were nice though which was a nice change

It seemed positioned perfectly to watch TV from the bath, but id rather have a comfortable viewing from the bed. It also meant two of us squeezed on to one side of the b
Bed to be able to see the TV. The mattress was also uncomfortable and clearly needs replacing. It sloped one side and had a big bump in the centre.
Overall a good hotel but I wouldn't stay in that specific room again.
UUsuario anónimoWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

CCharing CConvenient location to go sightseeing, veryclosely with Rundle Mall and airport. However, the cuisine for dinner is too salty, can improve for changing the menu.
Overall, good to stay at the hotel even though the room rate is a bit higher than weekdays as football event held at the Oval Stadium.

Filtered water and cups not the fountain Out side the spa as you can get vide hydrated in there … I was dizzy stepping out of due to my own fault drinking alcohol all night and then the sauna anyways I good coles water straight out side the spa would be perfect thank you
The room it self was very beautiful I’d actual love to purchase one of the rooms and actual live there once the spas in working order
My son stayed there a month years ago with airforce coming back from Wagga Wagga at 19-21 yrs the Air Force funded his stay and I stayed with him and il never forget the very special family memories perfect spot tram casino train all very good 9/10 10/10 if you did some maintenance in the sauna and have the spa up and running the day the spa is working email me and il stay .2 /3 nights
