We are a family of 5 and we booked 3 rooms for 3 nights. The hotel did not give us rooms on the same floor. They said they had no idea that we were traveling together as I did not tell them we were traveling together. I answered the reservation of the 3 rooms was made under ONE booking, does it tell you we are traveling together or I was just booking the other 2 rooms for strangers .....The receptionist was speechless then, but nothing she could do as the hotel was fully booked she said. We showed up after the check in time of 2pm, but one of the rooms was not cleaned up yet and hence not ready, the other room had AC problem and also not ready. We spent 30 minutes in the reception trying to check in.... The room was noisy, after midnight bid noise came from the main door and toilet area basically every hour, waking us up in the middle of the night a few times. First I thought it was someone banging at the door, or a cleaner cleaning in the lift lobby. I opened the door but found nobody. The noise was consistent for the whole 3 nights. Other than the above, the hotel is well located and the price is reasonable. The staff at the reception are basically nice and helpful.

The best thing thing about this hotel is that it is located in the heart town. It is a walking distance from the Rundle Mall and Adelaide Convention Centre. It also has great spa and decent size pool; breakfast buffet and bar with happy hour daily. I highly recommend this place!.

Generally the room looked clean and the bed was made up but the pillow/bedsheet smelled a bit like body odour so I’m unsure if it was cleaned properly or if they didn’t change all of the sheets/pillow covers. On top of this, I left a big bag of Haigh’s chocolates in the mini fridge and forgot to take them when I checked out. When I rang that night to ask if they were found the reception told me no and that any food left would be thrown away. I can understand if half eaten or opened food should be thrown away but these were unopened chocolates which I had bought as gifts for my family. Surely they could have kept them for at least 24 hours to make sure that the guest won’t come back for them? I think we all know where those chocolates ended up. Very disappointing!

We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

Booked this hotel for our team during a business trip and had a great experience. The customer service was excellent. I was running late for check-in, and the 24/7 support team answered my call immediately and assisted me professionally. Free parking was a big advantage, making it very convenient for business travelers. Overall, a comfortable and reliable stay.

Estaba bien, pero no más. Las dos cosas más importantes para mí en cualquier hotel son una cama cómoda y una buena ducha. La cama era grande, pero la presión del agua en el duche era muy pobre. Además, hubo otras cuestiones que no esperaría de un hotel de esta norma, que lleva los precios que hace. El botón de potencia de la televisión no funcionó, ni los botones superiores en la remota. Una vez que abri la televisión en el GPO y luego en la televisión real, no pude usar el reproductor de DVD conectado como los botones para cambiarlo en la remota no funcionaba. El desayuno era muy pobre, basicamente cereales o huevos abrasados con algunas opciones como las tazas de fruta, el yogur y las galletas. Me sirvió de estar cerca del centro de convenciones, pero dudo que me quedaría de nuevo.

The hotel is conveniently located about 10 to 15 mins walk across parklands from East Terrace in the city which is where most of the popular restaurants and cafes are. During our stay, the preparation for the V8 car races was ongoing and many of the roads were blocked off. But finding a detour was easy enough. The hotel has limited onsite parking but there are plenty of spaces in the quiet residential streets behind the hotel. The hotel’s reception also manages the Econo Lodge Hotel which is located across the street and has its own parking. We only stayed for 1 night and did not get to try the restaurant onsite. The rooms layouts were not exactly rectangular but they were big enough to accommodate a king and a single bed and a pull out bed from under the single bed. A good and unusual feature was a power point built into the bed side cabjnet which works well for those with a need to use CPAP machines or for charging devices. There was a study/work table in the room that is useful for business travellers.

As I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into. I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street.

El hotel está situado en una zona de la ciudad, donde se encuentra el centro de la ciudad. El estacionamiento es de 30$ por día (precio razonable - entrada ilimitada durante la estancia) ¡En general, una buena estancia!!
