Initially, we panicked a bit when we couldn’t find the hotel on google maps, but found it when we went into the RoYaL Art Cafè as the hotel is upstairs, above the restaurant. Check-in was great - staff were very friendly. We paid the bill and city tax up front which is good for knowing where you’re up to money wise for the rest of your trip. They also told us that guests in the hotel receive 10% off food and drink at the restaurant and we could leave our bags after check-out if we were flying home later in the day. We were checking out quite early, so we were just asked to leave the key card in the room on departure. We were then taken to our room, which was surprisingly large - one huge room was split into two, divided by curtains. In the first, there was a sofa bed, mini fridge with fruit juices and water, and an area to hang clothes. In the other, a king size bed, TV, small table with 2 chairs, kettle and tea bags etc. Off the bedroom - a good sized en-suite with shower, soaps, 2 sachets of shampoo, 2 shower caps. Each day, by mid-morning, the bed was made, there were fresh towels, more shampoo / soap and the mini fridge was restocked. The hotel is in an ideal location - lots of bars and restaurants nearby, right next the the Colosseum and about 5 minutes walk from the metro station.

We booked this room to start our Italian holiday and couldn’t of asked for a better start with the the view alone. We asked for and was fortunate enough to receive room 103, the perfect room for the view of the colosseum. The room was very spacious and clean. The bed was super comfortable and nothing was a problem for the friendly staff. Catalina (probably spelt it wrong) was warm and welcoming. We arrived very late but she went out of her way the next day to find us and say hello. It’s walking distance to most things and a hop off hop on bus stop close by. It is in a busy location but the noise didn’t impact us. I highly recommend this hotel to anyone visiting Rome but advise you to ask your taxi driver to take you to the Royal Cafe(which you enter through to the hotel) as we were dropped at the wrong location as taxis don’t seem to realise it’s also a hotel. Our 4 night stay was perfect and hopefully we’ll get to come back one day soon.

Royal House Hotel is great for the location and views of the Colosseum. The room is spacious and so is the bathroom. The service of the staff is pretty bad, however, when we checked in we were asked to pay for the tax in cash and we had not been informed about this (it's never happened to me at any hotel), we had to go get cash and they were hesitant on giving us our room even though we had pay for it because we needed to get 7 euros from the ATM. Our room was up multiple flights of stairs and no one offered to help us with bags, they also didn't help us at check out. The breakfast that is included is pretty laughable: powder machiattos, 2 small jams left in the fridge and pre-pakaged toasted bread. However, the view of the room was pretty amazing and it is in a great location so overall worth it and would stay there again, just wouldn't count on help from the staff or the breakfast.

The room was very comfortable-the air conditioning worked great! The food was excellent, and the staff were beyond helpful. The view is spectacular. We spent the day’s touring the colosseum, and riding the hop on hop off bus. We loved our time in Rome! It was a trip we won’t soon forget. Thank you Royal House!

This hotel is located opposite the Colsseum we had a view from our room. So the location was fantastic with plenty of bars and restaurants nearby. The room it self was a little tired but immaculately clean and had real charm. The check in was easy and the staff were very helpful and friendly. We would definitely recommend here.

Being so close to the Colosseum, this hotel has a great location, room size and housekeeping, but don't expect anything else!. There are no reception facilities and the cafe staff are too busy to help with anything other than introducing hotel guests to the multi-lingual person who takes your money and shows you to your room. Breakfast is a sealed packet of crispy french toast placed on a table in the room next to the tea and coffee sachets. There is no milk in the mini-bar but the two packets of jam and single small pat of butter were replenished daily along with the two bottles of water. I personally liked the memory-foam matress and pillows, but they may seem quite firm to most people. At least the place was clean, and the restaurant serves great food which is expensive but the 10% hotel resident's discount may help it to be more affordable. However, we found a place in the street behind the hotel with a fantastic restaurant called Pasqualino Al Colosseo which is a better choice to eat overall.

We enjoyed 2 fabulous nights pre cruise at this beautiful little hotel located across the road from the colosseum . It’s a true gem. I wish to thank the staff at the hotel along with the staff in the cafe / bar located within the building. We can not speak highly enough of all the staff & the fabulous service provided. We would stay here again in a heartbeat. Accomodation was spotlessly clean. Food & beverage service was also fabulous. The location was perfect to explore the city on foot. The views picture perfect early morning & nighttime the glow of amber lights on all the sights was nothing short of beautiful. We look forward to our return.

Hotel situato in una posizione invidiabile di fronte al colosseo e a due passi dalla metropolitana. Camera al secondo piano sopra al ristorante.Senza ascensore!Personale molto gentile e disponibile. Camera pulita arredata in stile ma con pochi confort. Frigibar non rifornito. Bagno senza appendi asciugamani in prossimità del lavandino e della doccia. Phon distante dallo specchio. Acqua nel lavandino scorre lenta. Probabilmente necessita di un piccolo intervento. Pochi accessori e servizi sapone shampo: una confezione per due! Mancano le abat jour ai lati del letto. No colazione nonostante si è collegati al bar del ristorante: per questo mettono in camera fette biscottate e due secchi di frutta. Bisogna accettare che la bella posizione è però un po' affollata e rumorosa la sera. Rapporto qualità prezzo veramente sbilanciato: con piccole attenzioni pratiche tutto sarebbe stato più equilibrato.
