Sosuite at French Quarters - Rittenhouse Square

We booked in Nov 2025 for a 5 night stay in late July 2026. Our booking was cancelled 2 days before our arrival due to ‘water leak on top floor of the building’. No alternative accommodation was offered or advice given on local options. As we were touring in the USA from the U.K., we then had to change our plans - find new accommodation and change train bookings etc., We noted that SoSuite were advertising 2 night stays, which included part of the period of our cancellation. However this was not offered to us. Sadly I can’t recommend this co as a reliable accommodation provider.

Filthy unit on arrival. Had not been cleaned. I don't care about noise level, it is in a lively area with shops and restaurants, it doesn't need to be dead silent; which was supposedly the "negative" about this Air BnB. However, I never found out about the noise level, because they hadn't cleaned the unit, and it was unfit to stay in overnight. When I communicated with them, they said they couldn't get a cleaner in for the first night of the stay, but could maybe get them in the second night. This is obviously unacceptable, and I requested that my reservation be refunded. (Or they provide lodging that was sanitary and appropriately cleaned. Which they could not do.) This took the rest of the weekend, with hounding them constantly, to get most of the money refunded. Would avoid this business.

We had trouble with the keypad, and could not get an answer from customer service (left several voicemails). Then, once we finally got in, the elevator broke and we were stuck in the basement for over an hour. We had to call the fire station to get us out. Finally, someone from the building came over, but it was over an hour after we called. I would not recommend this stay

There’s no hot water in the shower. Some of the windows have broken chains. Very loud because of the beer garden next door.

There’s no hot water. It’s lukewarm at best. There’s a beer garden next-door so it’s really loud. However it is Center City so that is to be considered. The queen size beds are very small. The kitchens are nice and you couldn’t ask for a better location.

The shower tub needs to be properly cleaned. They hadn't provided the correct code for entering the building. The unit itself matched the description and had full kitchen with dishes, cutlery, which is very convenient for those who are staying more than a night.. It also has a washer and dryers. Great location.

Tricky using the codes to access the building and the suite. Shower water never got really hot.

ROACH INFESTATION!!!! AND NO HEAT!!! Avoid this property at all costs!! No heat and I spotted over 50 roaches in my week stay. They refused to move me, refund me or even come check out the problem. I've never paid for worst treatment in my life and this was not a cheap stay! They dont allow reviews and VRBO is aware and continue to list the property on their website. Just not worth it!

Towels were stained, couch was stained, heat didn’t work at full capacity and my code for the front door only worked on the day I checked out (stayed for 3 days). Overall room was nice but probably wouldn’t stay here again.
