Property was easy to locate; convenient to Big Box shopping area; plus Trader Joe's (yay!) and easy drive to UMass campus and downtown.
The downside was that's on a one way thoroughfare into the are so if you are coming or going one must make U turns to access the property when leaving for l-91 N or S. Not the end of things, but just not as easily accessible as some other places.
Food was fine for breakfast. Oddly, no pitcher of milk available cereals; one has to open the individual aseptic cartons for use. Not the end of things, but difficult to drain enough to put onto cereal. The front desk has scissors to open the flip tabs for easier pouring.
My room was clean enough and the beds comfortable. But the rugs in the halls, etc definitely were showing their age and there was some burn holes here and there (this for a NOW non-smoking hotel). Windows do NOT open which is a downer for me. I sleep with the windows open a crack, year round.
